Property Management Fee Structure
1. Onboarding Fee: $500
• Overview: A one-time fee for setting up a new property in our management system, covering all initial setup tasks and administrative work.
2. Management Fee: 10% of Monthly Rent
• Overview: This fee is charged monthly for our ongoing property management services, ensuring your property is well-maintained and managed effectively.
3. Vacancy Fee: $150 per Month
• Overview: This fee is charged during periods when the property is vacant, covering the costs of property upkeep and ongoing management.
4. Tenant Placement Fee: 100% of One Month's Rent (Charged at Move-In)
• Overview: This fee covers the cost of finding and placing a new tenant, including marketing, screening, and lease preparation.
5. Lease Renewal Fee: $300
• Overview: This fee is charged for renewing a tenant's lease, covering negotiations and document preparation to ensure continuity of tenancy.
6. Maintenance Coordination Fee: 20% of Repair Cost
• Overview: This fee covers the coordination of maintenance and repair services, ensuring all issues are addressed promptly and efficiently.
7. Emergency Maintenance Fee: $250 per Incident
• Overview: This surcharge is for coordinating emergency repairs outside of regular business hours to handle urgent issues swiftly.
8. Routine Inspection Fee: $75 per Inspection
• Overview: This fee is for conducting regular property inspections (bi-annual) to ensure the property is in good condition and any issues are identified early.
9. Move-In/Move-Out Inspection Fee: $200 per Inspection
• Overview: This fee covers the detailed inspections conducted during tenant move-in and move-out to document the property's condition.
10. Eviction Fee: $600 per Eviction
• Overview: This fee is charged for managing the eviction process, including legal paperwork and court appearances to handle tenant removals.
11. Accounting and Reporting Fee: $100 per Month
• Overview: This fee covers the cost of providing detailed financial reports and year-end tax documents to keep you informed about your investment.
12. Utility Management Fee: $50 per Month

13. Advertising and Marketing Fee: $100 per Month
